Strata Conveyancing
If there‘s one thing we know for sure, it’s this:
When you buy strata, you’re not just buying four walls. You’re buying into a building, a rulebook and a shared bank account with your new neighbours.
Strata properties come with their own set of rules, paperwork and considerations. From reviewing the contract and identifying potential issues to ensuring strata levies are correctly adjusted at settlement, there are a few extra things to keep an eye on.
Whether you’re buying your first apartment, downsizing to something with a lift, or selling the unit you’ve outgrown, you want an experienced conveyancer who knows their way around strata property.
That’s where we come in.
Buying a freestanding house instead? Visit our conveyancing for buyers page. Selling? Our conveyancing for sellers page has you covered.
We’ll handle the fine print.
Yes, strata plans and levy adjustments genuinely make our day. (We’ve made peace with it.)
WHAT WE DO:
- Review your Contract for Sale and explain the important terms and special conditions in plain English, before you’re legally committed
- Review the relevant title, strata and planning documents and identify any issues that need your attention
- Calculate strata levy adjustments at settlement, so you’re only paying your share
- Selling? Prepare your Contract for Sale, obtain the required strata documents and take care of the legal side of settlement
- Liaise with your agent, broker, lender and strata manager to keep everything moving
- Coordinate your settlement through PEXA and keep you updated along the way
WHAT YOU DO:
- Send us the contract
- Sign digitally from anywhere
- Work out where the couch goes
Strata comes with shared walls, shared expenses and a few extra rules. Fortunately, we know our way around all three.
Here’s what makes the MGC approach a little different:
Strata, In Plain English
We’ve spent over 25 years doing conveyancing properly, not just quickly. You’ll always know what’s happening, what’s next, and what actually needs a decision from you.
No Hidden Surprises
Straight talk, transparent costs and zero fine-print catches. We’ll tell you what the contract says about special conditions, levy adjustments and settlement dates before you sign, not after.
Every Building Is Different
Conveyancing is all we do, and strata deals don’t all look alike. A high-rise with a building manager in the city runs differently to a six-unit walk-up in the inner west or a townhouse complex on the Coast. We look for what’s specific to your deal, not a generic checklist.
Same Team, Lobby To Settlement
No B-team, and no being handed to a stranger halfway through settlement. Whether it’s a studio in Surry Hills or a townhouse at Umina, you get the same people and the same standard, backed by 220+ five-star Google reviews.
What our apartment clients say…
Move in, move up or move on, with confidence
Questions? We can answer them. (In plain English, too.)
What is conveyancing for strata?
Conveyancing for strata is the legal process of transferring ownership of a lot in a strata scheme, such as an apartment, unit or townhouse. It covers the same steps as any NSW purchase or sale, plus the strata side: the strata plan, the strata documents attached to the contract, and adjusting levies at settlement.
Is buying an apartment different from buying a house?
The core steps are the same: contract review, searches, exchange and settlement. The difference is that you’re also buying into an owners corporation, so there are extra documents in the contract and strata levies to adjust at settlement alongside council and water rates.
Who pays strata levies at settlement in NSW?
Regular levies are usually adjusted on the settlement statement, so the seller covers the period up to settlement and the buyer covers the period after.
Do you help people selling a unit or apartment?
Yes. We prepare the Contract for Sale, gather the strata documents it needs, handle the buyer’s side through to exchange and look after the levy adjustments and settlement through PEXA.
Do I need to meet you in person?
No. Everything can be signed digitally and handled by phone, email or video call. If you’d rather meet face to face, we have offices in Glebe and Wamberal.
