If there’s one thing we know for sure, it’s this:
Buying and selling at the same time isn’t two jobs. It’s one job with two deadlines, and they both need to land on the same day.
You’re moving because life moved first. More kids, more dogs, more stuff. Or the kids have gone, the stairs have got steeper and four bedrooms is a lot to vacuum. Either way, there’s a sale and a purchase running side by side, and the gap between them is where it gets expensive: two mortgages, bridging finance, or a fortnight on the in-laws’ couch with everything you own in storage.
What you need is a licensed conveyancer who treats both contracts as one move, and who has the dates, deposits and funds lined up before anyone starts packing. That’s us.
Only buying this time? Our conveyancing for buyers page is the one you want. Just selling? Head to conveyancing for sellers.
You pack the boxes.
We’ll line up the dates.
Matching two settlement dates is our idea of a good time. (Yes, really.)
WHAT WE DO:
- Act on both sides of your move, so one team sees both contracts and both timelines
- Negotiate settlement periods and special conditions so your sale and purchase can settle together
- Arrange early release of your buyer’s deposit toward your purchase deposit, where the contract and the other side allow it
- Link both settlements in PEXA on the same day, so your sale funds pay out the old mortgage and flow straight into the new place
- Coordinate your agents, broker, lender and the other side’s conveyancer, so you’re never the go-between
- Flag the timing traps early: finance approval dates, cooling-off periods, auction terms and what happens if either side runs late
- Downsizing? Get the family home sale-ready, from the vendor disclosure to the pool certificate and that 1990s extension nobody can find the paperwork for
WHAT YOU DO:
- Send us both contracts (or your agent’s details)
- Sign digitally, from anywhere
- Book the removalist. Once. For one day.
When two settlements hinge on each other, “she‘ll be right” isn’t a moving plan.
Here’s how our difference protects your move:
Guidance At Every Step
We’ve spent over 25 years doing conveyancing properly, not just quickly. You’ll always know where both deals are at, what’s next, and which decisions actually need you.
No Moving-Day Shocks
Straight talk, transparent costs and zero fine-print catches. We’ll tell you what both contracts say about settlement dates, deposits and late completion before you sign, not after the removalist is booked.
Conveyancing Is All We Do
Conveyancing is all we do. Selling the house you’ve owned for 30 years throws up different issues to buying a bigger one for a growing family, and Sydney and the Coast move at different speeds. We plan around your deal, not a generic checklist.
One Team, One High Standard
No B-team, and no being handed to a stranger between the sale and the purchase. Whether you’re upsizing in the inner west or downsizing to Terrigal, the same people run both sides, backed by 230 five-star Google reviews.
What our movers say…
Move forward, and into your next chapter, with confidence
Questions? We can answer them. (In plain English, too.)
Can I settle my sale and purchase on the same day?
Usually, yes. We negotiate matching settlement dates in both contracts and link the two settlements in PEXA, so your sale proceeds clear the old mortgage and go toward the purchase in one transaction. Both sides have to agree to the dates, which is why we sort it before exchange.
Should I sell first or buy first?
There’s no single right answer. Selling first gives you certainty on funds but can leave you needing somewhere to live, while buying first secures the new home but can mean carrying two loans for a while. We’ll show you how each option plays out in your contracts; your broker can talk you through the finance side.
What happens if one settlement is delayed?
The standard NSW contract has set consequences for late settlement, including notices to complete and interest. We watch both timelines, flag a delay as early as we see it, and work with every party on a fix before it reaches your moving day.
Do I pay stamp duty twice when I upsize or downsize?
No. In NSW, transfer duty is paid on the property you buy, not the one you sell. We’ll make sure it’s in your settlement figures so there are no surprises on the day.
Can I use the deposit from my sale for my purchase?
Often, yes. Many contracts allow your buyer’s deposit to be released toward the deposit on your new home, if the other side agrees. We’ll check what your contracts allow before you exchange.
